Nevada is in an affordable housing crisis, and our government is responsible. We simply don’t have enough inventory of single-family homes, apartments, and other housing types.
A lack of available land, draconian zoning laws, and unnecessary burdens on developers are all government-initiated factors as to why housing prices are so high. This is an issue that every Nevadan has experienced, renters and owners alike.
While you’ll hear talking heads and lazy politicians suggest rent controls and government-mandated restrictions on property owners, I’m offering real solutions that address the root cause of the issue.
Below I’ll list out a few items I will personally work to deliver once elected to represent Assembly District 34, that will provide relief for our communities facing hardships as a result of government-created housing unaffordability:
Zoning Reforms:
- I’ll create bills to reform existing zoning laws that create apartment bans, minimum lot size restrictions, parking requirements, and barriers to multi-use properties.
- I’ll support any bill that allows for more urban growth. Think apartments above businesses, corner groceries in neighborhoods, garages or older buildings converted into new living spaces and more. Las Vegas, for example, is void of any of these innovations directly because existing zoning laws do not allow it.
We must reform or outright abolish such city and county zoning laws if we are to make Nevada more affordable and livable for everyone. According to county records, there were 543,036 single-family homes in Clark County as of 2020. If merely 1% of these homes were legally able to be split into two units, such an allowance would generate nearly 5,500 new units. That alone would dramatically put more competition in the market, causing prices to decrease — not to mention, that it would house citizens at diverse points. That’s it, just 1%. Such a small number has the power to change lives.
Reduce Barriers to Development
- I’ll support bills that reduce the red tape involved with plan approvals, permits, and development regulations. Did you know that it can take 5 years for a developer to get an affordable housing project completed from start to finish because of regulations, permitting, and approvals?
- I’ll support bills that incentivize infill development and the development of “zombie” land plots. These empty plots of land can be crucial in creating more housing inventory and strengthening our communities.
- I’ll champion a state marketing initiative that targets members of Congress, stressing the need to release more land to Nevada. Our land belongs to the people of this state and it’s time we have it.
We MUST find ways to make it easier to create more housing inventory. More houses, more apartments, more mixed-use, more multi-family. We must be willing to step outside the box and think differently.
Real Solutions for Big Issues
We MUST create more inventory, plain and simple. If there are more options, homebuyers and renters will see lower prices as competition increases. Bad landlords will not be as empowered to be bad landlords when their renter can find a better situation elsewhere.
